Position Summary
The Project Manager reports to the Production Manager and produces projects on time, on budget, and to the client’s satisfaction to generate referrals and earn company profit while maintaining a safe work environment.

Responsibilities
The Project Manager is responsible for completing the following tasks and activities, which include communicating the needs of the draw and payment schedules, managing material acquisition and costs, and manpower utilization.
Assess all client requests and issues and determine if such requests are in scope or require a change order. Manage the resolution of requests and issues that are in scope and manage the development and processing of change orders, as appropriate.
Manage projects to produce consistent results in quality, safety, and client satisfaction, including:
Manage the Pre-Construction meeting with staff including preparing the agenda and any special instructions for the project.
Implement and manage the systems for quality control, cost control, and scheduling for each assigned project.
Develop a thorough knowledge and understanding of the plans, specifications, schedule, and budget of each assigned project.
Recommend to management ideas for the innovation, implementation, and improvement of construction management and quality and material standards.
Report on weekly project management metrics for each project in progress:
Client Satisfaction Rating
Forecasted Cost to Completion
Forecasted completion date and Variance
Zero punch status
Communicate budget variances to the Production Manager as they occur.
Provide information and direction in the scheduling of all contractors and materials for each assigned project.
Keep a daily job log with all client requests documented and entered into the system the same day received.
Verify completion of work or delivery of materials to the budget order agreed and scope of work required.
Create Change Order documents for client approval as needed. Ensure accurate budgeting, specifications, and scheduling.
Manage the substantial completion process and facilitate the substantial completion walkthrough meeting with the client.
Assist in developing and training qualified carpenters that consistently exceed expectations.
Provide input on and enforce the quality control systems and standards for the maintenance of site conditions and site organization for each assigned project.
Provide input on and enforce Barnes Custom Builders Safety Standards and Procedures.
Ensure client satisfaction during the production phase including:
Maintain a production team that follows and supports our core values and treats our clients and their homes with respect and care.
Ensure each client receives the appropriate level of communication that provides them with an excellent experience throughout the process.
Identify the level of communication needed to make each client comfortable and communicates with them to the level needed though the project.
Set and communicate client expectations to ensure for quality experience. Maintain and align the client’s expectations with ours through the duration of the project.
Document all client criticism along with recommendations for system revision.
Perform weekly Project report with each client.
Create and manage relationships with Trade Contractors and Vendors, including:
Ensure all vendors and trade contractors follow our core values and mission.
Assist in the continual training and orientation of contractors and suppliers regarding company specific methods of construction and quality standards.
Prepare and submit post-project contractor/supplier evaluation forms.
Conduct and attend project autopsy meetings
Maintain an understanding of applicable building codes, zoning ordinances, OSHA requirements, and other legal restrictions. Execute necessary building codes changes.
Continual learning and understanding of construction materials, techniques, and methods.
Assist the Production Manager on warranty service and client complaints.

Accountability
The Project Manager is accountable for completing the above tasks and activities to the following measurements of success and standards of quality and performance:
Produce all projects on time and within budget.
Maintain an average Client Satisfaction Rating (CSR) of satisfied to extremely satisfied at the final exit survey.
Produce all assigned projects according to Barnes Custom Builders quality and safety standards and within the Barnes Custom Builders Value Chain process to meet or exceed department and company performance standards.
Maintain a professional appearance and follow the company dress code while in the office, at client sites, or while representing Barnes Custom Builders.
While representing Barnes Custom Builders, act in accordance with company values in all decisions and interactions with clients, vendors, partners, staff, or the public.
Authority
The following lists when the Project Manager has the authority to decide without prior approval or notification or when and how authority or notification is needed prior to making a decision:
To plan and manage daily and weekly tasks and activities to complete assigned responsibilities to defined performance measurements (accountabilities) as defined above.
To plan and manage daily tasks and activities of all Barnes Custom Builders project staff assigned to projects to complete their assigned responsibilities to defined performance measurements (accountabilities) as defined in their position agreements.
To order and obtain project materials and resources within defined budgets.
Skills, Education, and Experience
The following lists the minimum or desired skills, education and experience required for the role of Project Manager:
3 years of residential project management experience.
5 years of residential construction experience.
Valid Massachusetts driver’s license.
Able to lift up to 25 pounds without assistance.
