What goes into the Design/Build process?

Design/Build has become a buzzword lately with many architecture firms and building contractors. But what does it really mean, and what does the design/build process entail?

Design/Build is an integrated approach to construction projects.

Traditionally, you would hire an architect or engineer to draw the plans for your project. Then, you would hire a separate contractor to build the project based on those plans. This approach can often lead to miscommunication, finger-pointing, and major headaches for you.

A design/build firm offers both of these services (design and build) under one roof–instead of using different vendors. This has a number of benefits, all of which contribute to successfully a completed project that you absolutely love.

A construction project is a large–and potentially complicated–undertaking. Before you choose a partner to work with, you want to ensure your vision will be fulfilled and that you have been well-informed about all the options you have available.

The design/build process isn’t just for new custom homes, either. Following our proven design/build process can ensure your kitchen remodel, bathroom remodel, or outdoor improvement project runs smoothly–on time, and on budget.

Benefits of the Design/Build Process

Aligns the Entire Team

With a design/build firm, your project manager, architect, and contractor are all on the same team. They understand your goals and work together to deliver them. No finger-pointing or one vendor blaming another for delays or issues.

Improves Communication

When everyone’s rowing in the same direction, projects run smoother. Working with a single team that has experience together improves communication between everyone involved.

Maximizes Your Budget

A thorough design process can help you understand what aspect of the project impact the budget the most, so you can decide what you’d like to splurge on and where you can save money. Comparatively, plans from an architect don’t provide details of material selections. Those decisions can easily double the price of a project.

Prevents Surprises

Our 2-step design process is a robust exploration of your space and project requirements. The more research and planning we do upfront, the more we reduce any unknown surprises that would otherwise increase the cost or timeframe of your project

Reduces Costs

By preventing unknown add-ons and truly understanding the design decisions of the project, our design/build process ensures you know exactly what your project will cost before you are in the middle of it.

Delivers Projects on Time

Because the same firm is responsible for every aspect of the project, we can coordinate the multiple moving parts–from framing to finish. You can rest easy knowing your project won’t suffer from unnecessary delays that prevent you from returning to life as normal.

Design Phase

Our 2-Step Design Process ensures that every detail of your project is considered and budgeted for–before starting construction.

The purpose of Space Planning is to determine the workable layout and scope of work for your project. Our team will gather all of the essential information to start creating your new space.

On-site measurements will be taken to create floor plans and renderings (if not already determined), allowing us to present you with one or more layouts for your project. We will identify the logistics that will affect your project’s timeframe and budget such as engineering, permitting, and zoning.

What’s Included

  • Onsite review of existing structure/space.

  • Review all affected interior and exterior areas of the existing structure.

  • Inspect for any challenges that may be encountered.

  • Inspect walls, ceilings, or other areas for any obstruction.

  • Inspect the structure without opening walls or ceilings to best determine the direction of framing members, load bearing points, and load capabilities.

  • Determine, if visible and possible, if existing conditions are up to code and/or can accommodate proposed changes.

  • Propose necessary modifications to the existing systems (heating, cooling, & electrical) and/or requirements for new equipment.

  • Research necessary code/zone requirements.
